Indianapolis, IN | Under Construction

As part of a multi-facility “Indy Campus Reimagined” initiative, Ivy Tech Community College (ITCC) is undertaking the renovation of the Illinois Fall Creek Center (IFC) to enhance its Nursing and Health Sciences programs. This project will repurpose existing classroom space, consolidating health sciences programs from the Fairbanks Lawrence campus and integrating state-of-the-art lab upgrades to better support modern student learning.

A key goal of this renovation is to centralize all student services on campus, creating a more intuitive and cohesive experience for students and staff. By consolidating services in one location, the design features clear wayfinding and establishes a primary entrance that enhances the facility’s arrival experience.

By creating a state-of-the-art space for Nursing and Health Sciences, ITCC is strengthening their connection to the local healthcare industry. Students will benefit from upgraded learning environments and proximity to clinical placements, internships, and workforce opportunities in the downtown area.

Additionally, the renovation represents a strategic investment in existing buildings, prioritizing enhancements that directly impact the student experience while setting a precedent for future upgrades as funding becomes available. Ivy Tech recognizes that to meet the growing demands of healthcare, manufacturing, and technology industries, significant updates are needed to ensure students have access to modern, high-quality learning environments. The IFC renovation is a critical step in advancing that vision.

Teams from McGee Design House, JPS Engineering, V&J Consulting, Pepper Construction, and GMB are working in collaboration with ITCC to complete this intensive renovation project. GMB has proudly worked on more than 165 projects throughout the state of Indiana with ITCC, including the recent East Chicago campus renovation and the Advanced Manufacturing & Automation center.

Grandville, MI | Completed 2023

To support an influx of K-8 students, Grandville Public Schools built a new 7/8 middle school which will allow them to repurpose the existing middle school into a 5/6 facility and open space in their neighborhood elementary buildings as part of a $94 million bond proposal.

The new $57 million 7/8 building is located adjacent to the current high school and addresses capacity issues at the district’s elementary buildings with the increase of new developments to the area. Treating this shared location as a campus allows room for future expansion and creates a combined location for community amenities.

The new, multi-story facility boasts more than 200,000 square feet of teaching and learning space that is flexible and student focused. A large learning staircase with adjacent technology creates a space for students to socialize, have small group meetings, and eat lunch. Corridors are spacious and act as extended, active learning areas with movable furniture and technology. Emphasis on creating external and internal transparency with safety glazing gives the facility ample natural light but maintains student focus and security with sight lines for adequate supervision. A large media center with presentation spaces and multiple soft seating options fosters a sense of collaboration and innovation. Breakout rooms and large group spaces create flexible learning opportunities in a non-traditional setting to boost creative thinking.

Academic Achievements

The new middle school offers students a variety of specialized spaces for a well-rounded educational experience. Classrooms contain modular casework, TVs on mobile carts, and flexible furniture which allows for easy rearranging of teachers and programs as educational needs change throughout the day and in the future. The academic wing is separated from shared resource areas with the cafeteria acting as a central hub in between. Specialized areas include a performing arts theater classroom, shop spaces, an art room, STEM classrooms, science lab with outdoor access, and band, orchestra and choir spaces.

Athletic Excellence

Multiple athletics spaces in the school give Grandville students plenty of opportunity to increase their physical activity and competitive sport pursuits. A large gymnasium with bleachers and an upper track is complemented by an adjacent wrestling and cheer space. The school also features an additional auxiliary gymnasium and a weight room with community access. Outside, middle school-aged students can participate in recreation time on the basketball courts, 40-meter sprint turf, or athletic fields. The main gymnasium, located on the north side of the site, is built into the hillside which minimizes the visual footprint of the facility to keep sight lines desirable for nearby neighborhoods. Placing the building on this location on site also preserves the existing wetland and many of the school’s mature trees. The academics wing faces a wetland area which offers natural views during class time. An outdoor tiered seating area near the wetlands also gives students a chance to learn in an outdoor setting.

This project included a significant upgrade in facilities for the district’s signature extracurricular robotics program, the Grandville Robodawgs. The robotics arena, the only built-for-purpose robotics competition center in the eastern United States, can host a variety of competitions (including Lego League and aerial drones) with up to 2,000 spectators. The adjacent multi-purpose gymnasium space can convert from hosting traditional sports to becoming a venue for FIRST Robotics Competitions (FRC) and VEX Robotics with multiple competition fields and pits for up to 120 teams. Adjacent woodshop spaces, mini hardware store, concessions, and multiple load-in points with large rollup doors allow for robot building and practice, 3D printing, storage, and multi-purpose space. The district can control the amount of access to the school’s non-academic spaces for after-hours use, keeping the academics wing secure while still welcoming groups for events or extracurricular activities.

The facility’s design also incorporates many methodologies that enhance the social-emotional learning and development of middle school students. By creating intentional collaboration spaces that encourage relationship building to promoting nature rich learning with hands-on opportunities, the district kept student mental health in mind. A counseling area in the school also has a separate entrance from the main office to promote student’s privacy when seeking support services. Throughout the facility, a cohesive maroon and gray color palette, along with branded graphics, clearly identifies itself as a “Grandville” building. Student focused messaging in the building encourages positivity and an inclusive sense of belonging for all students.

East Chicago, IN | Under Construction

The Lake County campus of Ivy Tech Community College (ITCC) will be undergoing extensive renovations in East Chicago. ITCC has made a significant investment in the community and the educational programs it offers. The main building on campus, the De La Garza Building, was originally designed by architect Helmut Jahn and the upcoming renovations will remain true to the spirit of the initial design concepts, which emphasize open spaces, natural lighting, and ample glass.

A reconstruction of the entrance will create a predominate, accessible front entry space featuring an exterior canopy that will be visible from the street and will enhance the building user’s entry experience. The renovated two-story lobby will include flexible seating and gathering areas, an express enrollment area, and space for the college’s career development services. The large mezzanine on the second floor with a new open staircase invites views directly into the labs spaces and creates an impactful entrance experience with visibility and connectivity between students and activities on multiple levels. The graphics, furniture, and building materials will reflect both an industrial and technical aesthetic that will balance against a wooden accent wall to create a warm and welcoming lobby. The lobby renovation will extend down the long corridor on both floors. On the first floor several program entrance “front porches” off the main corridor are included in the design to increase visibility of the programs and break down the journey of the long corridor. 

The new design will update the equipment, technology, and layout throughout the facility. The building will receive updated furnishings, new building infrastructure systems, renovated restrooms, upgrades to classrooms, labs, and offices as well as new lighting and windows. This project aims to create an inspiring and innovative environment that appeals to new and existing ITCC students, reflecting the energy of the programs and the future of these industries. ITCC is also intent on increasing recruitment and student retention in the East Chicago area.  

The new renovations follow the recently completed welding lab and classroom update project at ITCC’s East Chicago location. Other career technical programs at the campus include advanced manufacturing, machine tool, process operations, culinary arts, and pre-nursing. ITCC wanted this campus to provide flexible spaces to promote partnerships with companies in the community to leverage the college for employee training opportunities. GMB is working alongside partners at McGee Design House and JPS Consulting Engineers for this renovation project.

Holland, MI | Completed 2021

Grand Rapids Community College (GRCC) has offered classes on the Lakeshore, spread out in four locations, for more than 20 years. With programs in disparate locations and in small, leased available spaces in buildings through the area, serving students and maintaining fiscal responsibility was a challenge on top of restricted growth.

The college purchased the former JCPenney in The Shops at Westshore Mall in the heart of Holland Township to become a consolidated GRCC Lakeshore Campus, committed to serving Lakeshore learners of all ages. One consolidated campus creates synergy and collaboration across programs that are physically co-located, and provides opportunities for operational efficiencies and partnerships with Grand Valley State University’s Meijer campus as well as other area colleges. The 52,000 square-foot campus facility gives GRCC flexibility to grow into the much-larger space and establishes a strong presence, truly embedding the college – and education – in a community.

A New Identity

The project required transforming a shuttered department store into a vibrant learning hub for students of all ages and making education more accessible to all residents in the Lakeshore community of Holland. One of the challenges presented to the GMB design team was to take the existing JCPenney anchor space in a mall building and create a new GRCC identity that would shed any association with the old retail presence. The vast interior space was not only converted into labs and classrooms, but the exterior of the building was completely transformed, establishing a modern, welcoming presence while saving as much of the existing building shell as possible to keep the project in budget. Additionally, the building will be LEED certified as part of GRCC’s sustainability goals.

Learning on Display

The architectural vernacular of the building looks to emulate the curriculum it will house. The exterior brick was carved away to allow for natural daylight and industrial materials to be applied. The space plan is organized around the machine tool area to the north with perimeter classrooms ringing the exterior. Student support spaces and science labs act as islands within the floor plan, so that views from the main entrance focus on the machine tool lab. Enlarged corridors act as extensions of the classroom, allowing small groups to work or study before and after class while also opening into some of the classroom spaces for a larger lecture when needed. The facility has nine classrooms, four computer labs, and five unique labs for biology, chemistry, electronics, automation, welding and machine tooling, housing programs for students working toward an associate degree or a career-focused certificate. The $12 million project also has spaces for advising, counseling and other student support services, and a satellite library, as well as areas for use by community groups.

Grand Rapids, MI | Completed 2021

The Project NEXT program at Forest Hills Northern (FHN) High School is a project-based collaborative learning program that began as a pilot initiative in the media center in 2018. 

At the time, a modest investment was made in the pilot program by designing and refreshing the school’s media center with new, flexible furniture more conducive to next-generation, collaborative learning. In Project NEXT, students learn the state-required high school curricula in a series of both individual and group assignments throughout their four years at FHN. Students tackle real-world problems and fuse science, social studies, English, art and design, and math to produce innovative learning and projects.

Project-Based Learning

As the program has grown in its popularity and success, this type of learning requires spaces with inherent flexibility. Students in the program identify and propose solutions to real-world problems, so spaces that fuel collaboration and creativity are a must. Redesigning the school’s west wing to accommodate those musts started with converting a courtyard into a central learning commons, known as the Design Center. Next to that space, there are classroom pods of four classrooms and a breakout space. The pods can be interconnected for collaboration and co-teaching as needed. Classrooms on the southern side house science labs and life skills spaces. On the western edge, a new work shop and art space tie back to the mission of the program and reinforce the importance of project-based, hands-on learning.

Holly Area School’s new 6,500-square-foot Construction Trades Center will house the district’s skilled trades programs. This state-of-the-art facility will provide students with the opportunity to earn valuable certifications while still in high school, paving the way for rewarding careers that do not require a four-year college degree.


Previously housed inside the high school, the program will now move to the new, pre-engineered facility designed to accommodate a larger scale of training. The flexible space can adapt to the evolving needs of various trades, like carpentry, plumbing, electrical, or masonry construction. Students will have the chance to earn OSHA certifications, equipping them with essential safety knowledge for the workforce.

The center is designed to support workforce training and apprenticeship programs, and complement secondary education pathways. The workshop and adjoining classroom can accommodate up to 60 students at a time, allowing for both instruction and hands-on activities to occur simultaneously. The center also includes essential amenities like tool storage and restrooms, as well as infrastructure for extensive power hookups to meet the demands of various trades programs. The inclusion of tall overhead doors into the facility provides access for a two-story mock-up home building area with ample vertical space. This unique setup allows students to engage in realistic, hands-on construction projects, simulating real-world scenarios they will encounter in their careers.

The facility features branded exterior signage, proudly showcasing the district’s commitment to skilled trades education. By aligning the program’s curriculum and skills training with local job market needs, the Construction Trades Center ensures that students are well-prepared for employment opportunities within the community.

This new facility not only enhances the district’s educational offerings but also solidifies its reputation as a leader in skilled trades education, providing students with the tools and training they need to build successful careers right after high school.

East Chicago, IN | Completed 2023

Ivy Tech Community College offers multiple Industrial Technology programs, including a large welding program. The welding program offered at Ivy Tech’s East Chicago location recently underwent a renovation to create an inspiring and innovative environment that appeals to new and existing students, reflecting the energy of the program and the future of the industry. 

The existing building contained a north/south corridor which the design team reinforced by referring to it as a “main street” with several program “front porches” that would increase visibility of those respective programs and clarify wayfinding along the corridor. The project team purposely contemplated how the welding program entrance, or “front porch,” and virtual welding classrooms would set the precedent for the future program entry spaces to really highlight the programs and give a space for students to collaborate. A large driver for the welding renovation was to show that welding is a 22nd century skill that can be a high-tech, desirable career for young people. The entrance to the welding center is an approachable, open space that faces the lobby of the academic building and offers a place for informal gathering. There are glass walls creating visibility into the expanded welding space, showcasing more than 40 welding booths. The adjacent virtual welding classroom contains bays of virtual reality (VR) welding trainers, equipped with TV monitors on the wall, that mirror the small virtual display unit so instructors, peers from the class, and other visitors can see the technology in use.

Increased booth capacity, modern technology, and an improved layout for efficiency of space use allows for increased enrollment in the welding program. A new fume extraction system, along with improved ceiling and task booth lighting, improves student experience and safety. The renovated space supports three different types of welding – MIG, TIG and Stick welding – in a contained and safe environment. The booths are configurated in a way that allows up to three classes in the space at the same time, learning simultaneously. Direct access to and from the labs and classrooms make for quick transitions, creating more efficiency for instructors and students.

Hudsonville, MI | Under Construction

For more than 70 years, Unity Christian High School has expanded the mission of their school in fostering faith, increasing knowledge, and developing skills in students to serve God and others. Serving 700 students annually, the school is expected to steadily increase enrollment over the next few years. The high school was constructed on the 110-acre school campus with room to grow for future projects. The new expansion project was proposed to meet the growing demand for space, while still serving the school’s original master plan from 1999.

Sequence I of the high school expansion project will add new classrooms and an expanded Bible classroom to the south wing. The expanded north wing will provide additional space for STEM programs, such as industrial arts, welding, woodworking, CAD/engineering, and robotics. Four existing classrooms will also be renovated into an educational support suite for counseling and student wellness services. A new bridge connector will join the north and south wings of the school together and provide students with additional learning and gathering spaces. The connector encloses an exterior courtyard and creates a separate student area that fosters a feeling of community and inclusion. The connector will include an elevator for equal accessibility and efficiency for all students. This portion of the project began in spring 2023 and is expected to be completed in fall 2024.

Increased Accessibility

Sequence II is planned to begin in the summer of 2024 and will include multi-purpose spaces that support fine arts and physical education. The new multi-use gymnasium will include a theater stage giving the school the flexibility to hold larger in-house fine arts performances and provides additional PE and theatre classroom space for each regular school day. A new student entrance will increase common areas for students to gather before, during and after school and will also provide a daily student drop-off, entrance and lobby area when hosting performances or community activities. A new music suite will also support Unity’s two bands and two orchestras. Alongside the new gymnasium, wrestling practice space will be created with additional bathrooms and locker facilities.

Engagement with the community and local businesses has ensured that materials and labor have stayed close to the school and those who support its mission. Generous community donations have made this project possible, and the sequencing will allow for fundraising to match the progression of a building construction while not interrupting the daily student schedules.

Greenville, MI | Completed 2021

With a high school building that felt outdated for 21st century learning, Greenville Public Schools had an opportunity to completely transform and upgrade their facility. By commissioning an aging building to improve energy efficiency, air quality, and building performance, the facility now has reduced maintenance, a longer lifespan, and spaces that are more comfortable learning environments for students.

Renovations in the high school include a complete transformation of the Career and Technical Education (CTE) offerings to support new and evolving programming in robotics, construction trades, machining and tools, CAD, and mechatronics. Science labs and classrooms were expanded and spatially reconfigured to support a modern curriculum, and the team created extended, flexible learning opportunities outside of classrooms that encourage collaborative learning. In addition to finish and furniture upgrades throughout the building, new classroom technology and controls and upgrades to the auditorium further enhance the learning environment.

Calvin University has transformed its education system from a college to a university model, expanding its programs to students rooted in a Christian faith. Responding to growth in the health care field, it was important to the University to create a unified school for health-related programs and community leadership that embraces undergraduate students and adult learners seeking to continue their education in health care and health administration.

GMB, alongside Calvin, developed a master plan to better understand the physical space requirements needed to ensure high quality educational experiences for School of Health students, as well as possible funding required to implement the plan and attract students over the next five years.

Calvin’s School of Health will extend the University’s work in community partnership throughout West Michigan, like their established community-based nursing partnerships, and will amplify relationships with key healthcare providers in the area. The master plan team held workshops with the Calvin Steering Committee, stakeholders from the University that included program faculty, and student groups. The team conducted several benchmarking tours in the Midwest to glean inspiration on space planning and student experience.

The School of Health campus projects are scheduled to be completed by the 2025/2026 school year to coincide with the University’s 150-year celebration.
