With an increase in enrollment in their business department, Calvin University sought to add onto their existing DeVos Communication Center to create the new School of Business. This new building focuses on student spaces, classrooms, breakout rooms, and shared spaces which demonstrate a commitment to the latest innovations in business.

Hudsonville, MI | Under Construction

For more than 70 years, Unity Christian High School has expanded the mission of their school in fostering faith, increasing knowledge, and developing skills in students to serve God and others. Serving 700 students annually, the school is expected to steadily increase enrollment over the next few years. The high school was constructed on the 110-acre school campus with room to grow for future projects. The new expansion project was proposed to meet the growing demand for space, while still serving the school’s original master plan from 1999.

Sequence I of the high school expansion project will add new classrooms and an expanded Bible classroom to the south wing. The expanded north wing will provide additional space for STEM programs, such as industrial arts, welding, woodworking, CAD/engineering, and robotics. Four existing classrooms will also be renovated into an educational support suite for counseling and student wellness services. A new bridge connector will join the north and south wings of the school together and provide students with additional learning and gathering spaces. The connector encloses an exterior courtyard and creates a separate student area that fosters a feeling of community and inclusion. The connector will include an elevator for equal accessibility and efficiency for all students. This portion of the project began in spring 2023 and is expected to be completed in fall 2024.

Increased Accessibility

Sequence II is planned to begin in the summer of 2024 and will include multi-purpose spaces that support fine arts and physical education. The new multi-use gymnasium will include a theater stage giving the school the flexibility to hold larger in-house fine arts performances and provides additional PE and theatre classroom space for each regular school day. A new student entrance will increase common areas for students to gather before, during and after school and will also provide a daily student drop-off, entrance and lobby area when hosting performances or community activities. A new music suite will also support Unity’s two bands and two orchestras. Alongside the new gymnasium, wrestling practice space will be created with additional bathrooms and locker facilities.

Engagement with the community and local businesses has ensured that materials and labor have stayed close to the school and those who support its mission. Generous community donations have made this project possible, and the sequencing will allow for fundraising to match the progression of a building construction while not interrupting the daily student schedules.

In this residential master plan, Calvin University recognized the need to understand the existing conditions and potential opportunity for transformation of the current, on-campus student housing. This plan looks to strengthen the residential experience with contemporary amenities, unit type variety, more indoor and outdoor student gathering spaces, greater accessibility throughout, and a compelling upper division student housing experience.

Drivers for this residential master plan included studying the current condition of the residential offerings at Calvin, understanding new and emerging student preferences, understanding whether there is interest to move more student housing to the campus core, and understanding the impact of future enrollment projections. Our team found that modernization and accessibility were two main considerations in enhancing the student experience at Calvin University. Additionally, small and large gathering spaces that build community at a variety of scales were included in the plan to foster student gathering within residential halls.  

Calvin’s campus currently has two divisions of student housing on campus, an upper division for third-year students and beyond and a lower division for first- and second-year students. Our team strived to create an implementation plan to position the upper division housing as a first choice for students, rather than students desiring to live off campus. We proposed converting the smaller of the two bedrooms in the current 2-bedroom apartments from double occupancy to single occupancy. The plan also suggests a new upper division housing building adjacent to the existing apartments with proximity to the pedestrian bridge and campus core, creating convenience and opportunities for a more connected feel to campus. Including a new upper division housing option with new unit types and amenities was crucial in enhancing the quality and variety of unit type offerings for Calvin students. 

For lower division housing, the addition of central “beacon” lounge / study spaces stacked above each residence hall lobby, along with new kitchenettes, would provide more natural light to residence hall floors and showcase the vibrancy of residential life to those passing by. Additionally, select resident rooms would be renovated with new finishes and accessibility features. A new green space on the north side of campus would also foster additional opportunities for student connection and community-building, including features like a hammock park, grill patio, frisbee zone, and outdoor firepits.

Calvin University has transformed its education system from a college to a university model, expanding its programs to students rooted in a Christian faith. Responding to growth in the health care field, it was important to the University to create a unified school for health-related programs and community leadership that embraces undergraduate students and adult learners seeking to continue their education in health care and health administration.

GMB, alongside Calvin, developed a master plan to better understand the physical space requirements needed to ensure high quality educational experiences for School of Health students, as well as possible funding required to implement the plan and attract students over the next five years.

Calvin’s School of Health will extend the University’s work in community partnership throughout West Michigan, like their established community-based nursing partnerships, and will amplify relationships with key healthcare providers in the area. The master plan team held workshops with the Calvin Steering Committee, stakeholders from the University that included program faculty, and student groups. The team conducted several benchmarking tours in the Midwest to glean inspiration on space planning and student experience.

The School of Health campus projects are scheduled to be completed by the 2025/2026 school year to coincide with the University’s 150-year celebration.

Haworth Hotel, formerly known as the Haworth Inn & Conference Center, serves as the front door for Hope College and a key part of the institution’s image and identity.

The reimagining of this 36,000-square foot project called on the expertise of stakeholders in architecture, design, and manufacturing. GMB and Perkins&Will’s 2017 campus master plan outlined the essential purpose in reinventing the formerly 47-key hotel – now 48 guestrooms, including a brand-new suite, and 14 conference spaces.

Monroe, MI | Completed 2017

Monroe County Community College (MCCC) is a public community college in Southeast Michigan. Built in 1967, the college serves over 3,000 students. Conventional HVAC systems heated and cooled five original campus buildings with steam and chilled water. In the late 70’s, central steam infrastructure began to break down, leading MCCC to convert to a distributed hot water boiler solution. Recently, the aging chilled water system also began to fail which required the college to utilize a temporary rental chiller to provide campus cooling.  This led MCCC to pursue planning for a long-term solution for the original campus buildings.

MCCC began to evaluate what a new infrastructure system would look like. A newer campus building was running on geothermal heat pump energy, and MCCC felt that this could be a solution for the original campus buildings as well. They desire to be a community leader, setting an example in environmental stewardship. The timing of these improvements also coincided with a bond issue vote to seek funding for facilities and infrastructure upgrades. Looking at alternate energy solutions helped position MCCC as good stewards of resources.

A Vision to be An Energy Leader

GMB worked with MCCC and their ESCO partner, Ameresco, to develop geothermal heat pump design, plant design, and select air handling systems. The following served as guiding principles that provided the framework for the project:

  • Improved system life cycle costs – increase life cycle cost savings and reduce operating and maintenance costs
  • Energy efficiency and environmental impact of system – reduce annual energy consumption
  • Community perception – reinforce MCCC’s position in environmental leadership and financial stewardship

The Design & The Details

The existing building mechanical systems were showing their age and replacement equipment and infrastructure presented several challenges within the budget and existing space constraints.  The existing equipment rooms were tight and the constant volume reheat system which would no longer meet the energy code utilized a leaky supply air plenum rather than ductwork to distribute the air.     

Based on GMB’s analysis of the existing systems and facility constraints, we initially proposed replacing the equipment with roof-mounted, heat pump-based air handling units. We also recommended upgrading the constant volume reheat systems to a low pressure variable volume system with an actual ducted supply.

The large rooftop air handling equipment posed an aesthetic challenge. So MCCC instead chose to replace the original equipment with new traditional air handling equipment. This still utilized the low pressure variable air volume solution as originally proposed. In order to incorporate geothermal heat pump technology into this new concept, GMB proposed replacing the existing three distributed boiler plants with new geothermal heat pump-based plants. These plants utilize modular heat recovery chillers connected to the geothermal borefield to supply heating and cooling water to the new traditional air handling equipment.

Since a complete infrastructure replacement was cost prohibitive, the replacement of equipment with new in existing locations allowed the team to utilize much of the existing piping and distribution ductwork, while still supplementing the existing infrastructure where needed.  This raised an additional challenge of satisfying the new capacity requirements as related to code ventilation requirements. GMB proposed utilizing a specialized air purification system that allowed the team to reduce the requirements for the amount of outdoor air being brought into the building. This enabled us to keep much of the existing infrastructure and yield significant cost savings to the client.

GMB’s design involved the use of traditional air handling systems that were connected to three central geothermal plants. These plants were connected to the earth via 288 bores ranging between 350-400 feet deep. Our design also includes space for additional bores and capacity in the underground distribution piping to handle two additional campus buildings that are planned to be added to the campus geothermal heat pump system after the useful life of their current infrastructure ends.  This complete design allowed for the utilization of significant portions of the existing infrastructure while still meeting the energy efficiency and environmental goals of the project.

MCCC anticipates that the new geothermal system will yield an annual energy consumption reduction of around 160,000 kWh. This translates to annual energy savings of $275,000, or $5.5 million over 20 years. The ground source heat exchanger has a life expectancy of 50 plus years compared to a 20-25 year life expectancy of conventional equipment. MCCC also expects a reduction in carbon emissions of over 1,000 metric tons per year.
